The Buyer Broker commitment is simple. When a prospective customer commits 100% in writing to purchase their next home through Corona del Mar Properties, and/or their representative, we will...
1. Set you up on a date base to inform you the second a home comes up for sale with your specific request, such as price, location, features, and amenities, etc...
2. We will exhaustively search the entire area of your choice for any property for sale by:
A. Going completely through the MLS, contacting owners of property whose listing has canceled, withdrawn, or expired in the last several years;
B. We will go door to door informing homeowners that we have a client wishing to make a move and purchase a home in their area. We just ask them if there will willing to sell their home. (This is highly effective).
3. We will mail a letter to each and every homeowner, including those who live out of the area in which you’re trying to purchase. The purpose of this is to once again check to see if they’re interested in selling their property.
4. We will monitor and search every home going into, is in, or has been in Foreclosure for you.
5. We’re constantly networking with other top agents in the area searching for that perfect property for you.
6. We have over 200,000 people in our e-mail data base. Monthly, we send out an e-mail blast to these people informing them of our new listings and our new committed Buyers’ requests.
7. Most Buyers have the same characteristics; want a great price, want a phenomenal location, want to purchase a home with lots of equity in order to flip it, etc... To prepare you and make you stronger than all your competition, we arrange for you to be fully qualified by having your loan pre-approved, all your loan documentation in order, a letter of loan approval from our lender, and have verification of funds to close. With this information available to a seller, you'll be in a lot better position to have your offer accepted than your completion, and have a seller willing to accept your price and terms.
8. We regularly send out letters to out-of-state owners of properties in our area to see if they would accept an offer on their property in our area. On the first of next month, when we send out this letter, we will inform them of you wanting to purchase a home in our area.
9. We’re highly skilled negotiators with over 1,000 transactions behind us right here in Orange County, and know how to negotiate with your best interest in mind.
In a Real Estate Transactions, the seller generally pays the commission to the buyer’s agent, and the buyer pays no commission at all. We offer all these services to you for free and request just one thing; a written commitment from you that we will do all of the work, and you will commit to us.
